This project provides for the construction of four multi-storey reinforced concrete frame buildings. Two eight-storey and two ten-storey buildings. The building frame will be constructed using the ‘FORSA’ System and traditional raft foundations.
Buildings one and two are similar and comprise 27 apartments from the first floor to the ninth floor of total floor and roof area of 2,450 square metres. The ground floor comprises Gym, Meeting Room, Lobby, Utility Room, Laundry, Security and Office Areas.
Buildings three and four are similar and comprise 18 apartments of total floor areas of 2,269 square meters. The ground floor comprises Gym, Meeting Room, Lobby, Utility Room, Laundry, Security and Office Areas.
The apartments will consist of reinforced concrete walls with the ground floor slab incorporated as part of a raft foundation on grade. The upper floors will e constructed of suspended reinforced concrete slabs at first floor level to the upper floors level. The roof combination of pitched roof and flat roof at the front most section of the structure. The pitched roof is made up of structural steel rafters with metal purloins, and standing seam metal sheets. The flat roof is made up of reinforced concrete waterproofed with mastic asphalt. The Plumbing System comprises the supply of sanitary fittings hot and clod water installation, soil and waste piping system, underground drainage system, incoming water mains from WASA, metering and rainwater installation.
The electrical installation comprises lighting and power circuits with all necessary meter outlets, panel board and circuit breakers including light fittings, ceiling fans including incoming supply from T&TEC. The Fire Protection System is to be incorporated as part of the works.The construction period will be approximately 24 months.
